On Tuesday, November 11th, there will be an SCPOA Board Meeting at the Spruce Creek Country Club. The agenda includes attorney engagement regarding outside developments. As you are probably aware, many of your friends and neighbors are very concerned about the development of the properties known as Creek Crossing and Vintage Acres.
Building on these properties will put many of us at risk for flooding, which will affect the value of our homes and community. The board is looking at engaging a specialized law firm to fight Creek Crossing and Vintage Acres.
As homeowners, we need to show up and make sure the POA is doing everything they can to fight against the development of these properties. Those of us who have attended council meetings in Port Orange and Volusia County have shown up in red as a show of unity, so please WEAR RED if you can.

Following City Council’s denial (vote 2-2) of the Vintage Acres rezoning application at its October 21 meeting, a representative for the project attended the November 4 City Council Meeting and requested an opportunity to submit a new rezoning application for the Vintage Acres site (the “Subject Property”) prior to the 12-month wait period outlined in the Land Development Code.
Under Chapter 3, Article I, Section 7 of the Land Development Code, when a rezoning application is denied by the City Council, a subsequent application for similar rezoning on any portion of the same parcel may not be submitted for 12 months from the date of denial, unless specifically authorized by the City Council.
At the November 4th City Council meeting, the Council directed staff to place an agenda item on the November 18 agenda to consider the request to waive the 12-month waiting period.
If the City Council waives the 12-month waiting period, the applicant may submit a new Future Land Use Map Amendment and Planned Unit Development rezoning application at any time. Any new application will be required to follow the full review and public hearing process (Planning Commission and City Council).
The item on the November 18 City Council agenda is only to consider the request to waive the 12-month waiting period to submit a new rezoning application on the 56-acre property.

On March 10, 2025, many residents of a Quiet Place in The Country and Spruce Creek attended a meeting regarding the proposed development between Spruce Creek and Quiet Place in the Country.
This meeting was arranged by the developer to present their plan. A notice was sent to each resident in A Quiet Place In The Country. Quiet Place included us. This was our first opportunity to show our unified opposition. Many of us have subsequently attended Volusia County Board meetings and the City of Port Orange.
